1. What does the Mold Inspection Include?
Our mold inspection includes the following:
If your dwelling has a musty odor or you suspect mild contamination, AirPro will provide a visual inspection as the initial step in identifying possible contamination problems. We will look for any visible water leaks or moisture stains on ceilings, walls, and floors or under counters. The heating and air conditioning systems, the attic, basement, and crawl space under homes will receive a visual inspection as well. The use of equipment, such as a moisture meter, is used to identify hidden sources of mold growth and the extent of the water damage. Borescopes can be used to view spaces in ductwork or behind walls. AirPro may recommend collecting a sample (or samples) if there is any noticeable mold growth, musty odors, visible water damage or stains.

The purpose of air sampling is to determine the type and amount of airborne contamination in the building. Air sampling may be necessary if the presence of mold, allergens, or mycotoxins is suspected (e.g.: musty odors or allergies) but cannot be identified by a visual inspection.
Tape or Swab Sampling
If mold is suspected in carpeting, but is not visible; AirPro may recommend collected a tape sample of the carpet for laboratory analysis. An adhesive tape is placed on the carpet. After the tape is removed, it is sent to a laboratory for spore trap analysis. Swab samples can also be collected on smooth surfaces such as inside ductwork or hard to see spaces.
2. How can someone be exposed to mold?
There are several ways you can become exposed to mold:
- Breathing in mold spores from the air
- Skin contact from handling an item that has mold growing on it
- Eating without properly washing your hands after handling moldy objects
3. Why is mold in my home?
Mold is often found in several areas in the home environment. It typically appears in dark, moist areas and is usually accompanied with a musty-type odor. Outdoors, mold plays a natural part in the environment by decomposing organic matter such as dead trees or fallen leaves. Mold reproduces by means of microscopic spores; the spores are invisible to the naked eye and float through the indoor and outdoor air. Mold begins to grow indoors when mold spores land on surfaces that are wet or damp. It will not grow without water or moisture. Moisture can come in the form of anything from humid air, to a dripping pipe, to minor or major flooding. Mold also needs a food source such as wood, wood products, sheetrock, paper products, cotton and leather. Lastly, the ideal temperature to sustain mold growth is above freezing and below 120 degrees Fahrenheit.
Favorable conditions for mold are:
- Relative humidity greater than 50%
- Damp or musty conditions
- Stagnant air – which is why overly tight homes designed for energy efficiency can have mold problems
Some examples of places where mold can be found inside the home include:
- Attic roof boards
- The underside of carpets and pads
- Front and back side of dry wall, wall paper or paneling
- Inside HVAC systems and air ducts
- Ceilings and the top side of ceiling tiles
4. How do I get rid of the mold?
It is virtually impossible to completely eliminate all molds and mold spores indoors because molds are ubiquitous in the outdoor environment and are generally detected floating in the air and in house dust. If there is mold growing in your indoor environment, you first must control the problem that is causing the water or excessive moisture. Remember mold spores will not grow if moisture is not present. Once the source of moisture is controlled, then the mold can be cleaned up. If you clean up the mold, but don’t fix the moisture problem, then the mold will resurface.
The following actions may prevent or reduce mold growth:
- Repair water leaks
- Provide good air circulation
- Clean the HVAC system and provide an appropriate filter on the return
- Install bathroom, kitchen, and laundry room exhaust fans
- Properly insulate and ventilate attic and crawl spaces
- Clean, dry or remove items that are damaged by water immediately
