Leaking Roofs

One of the most common sources of water intrusion in the attic is due to roof leaks. Inadequate roof repairs, improper flashing, deteriorated rubber boot flashing and when the roof is beyond of its lifespan are some of the leading causes of roof leaks. Both water damage and mold growth are the two major results of a leaking roof. By having your roof annually inspected, you can prevent leaks and reduce your risk of mold growth.

Improper Roof Ventilation

One of the most conducive conditions to mold growth in attics is the lack of proper roof ventilation. If there is poor ventilation, there will often be elevated moisture conditions. If insulation is blown into the attic and you do not prevent the insulation from blocking the soffit vents, this also leads to mold growth.

Kitchen & Bath Exhaust Vents

Often times, exhaust fans are not vented toward the exterior of the home. When the exhaust duct has been separated, the exhaust air heads directly towards the attic space. This in turn contributes to microbial growth.

Lack of Attic Insulation

Mold growth in attics can spread quickly if there are not proper levels of insulation. If an attic is missing insulation, air movement will rapidly increase and cause condensation on cold roof sheathings. The condensation then becomes a catalyst for mold growth. Make sure you have complete coverage throughout the attic.

Ceiling Gaps

Especially around exhaust fans, lights and speakers, unsealed openings in the ceilings let warm air into the attic area. Sealing these up are one of the major preventative steps you can take to limit mold from spreading.
